Residential Building Permit Application

The Will County Land Use Permit application is used for the the following permit types:

  • Accessory Structure Permit (Detached garages, Pole buildings, Sheds, Gazebos, Pergolas, etc.)
  • Agricultural Exempt Permit (NOTE: This permit is only for agricultural uses as defined by the 55 Illinois State Compiled Statues 5/5-12001 et Seq. ( i.e structures for the storage of farm equipment or livestock)
    • This permit type may not need to submit the below documents. Please contact the Current Planning & Zoning Section for guidance.
  • Home Maintenance (Electrical, Roofing, Siding, Windows/Doors, Plumbing Upgrade,Generator, HVAC)
  • Home Permit (Homes, Additions, Decks, Gazebo, Pergola, Remodeling)
  • Pool Permit (Above ground & In-ground: Provide a copy of pool, filter, heater & pump brochures/specifications)

 

These forms must be completed and submitted in person to the Building Division. 

  • Fees are associated with your permit.  Our office accepts cash, check or credit card.
  • Three(3) copies of Building/Structural Plans (When required, at least two(2) copies to be sealed by Illinois Architect/Structural Engineer)
  • Truss diagrams stamped by an Illinois Structural Engineer, if applicable
  • Letter of intent from Electrician and Plumber (on Contractor letterhead, with original signature)
  • Approval from Health Department, Highway Authority, Impact fees, Homeowners Association
  • Site Grading Plan(including legal description)

A stamped and signed Professional Engineered site grading plan is not needed if:

  • Clearing, grading, stripping, excavation, or filling associated with the construction of a single-family residence or an addition to an existing single-family residence on a site equal to or greater than five (5) acres, or
  • Clearing, grading, stripping, excavating, or filling associated with the construction of an addition to an existing residential building or construction of a single-family accessory structure on a site equal to or greater than two and one-half (2.5) acres provided that the proposed structure is equal to or less than three thousand (3,000) square feet in area, or
  • Clearing, grading, stripping, excavating, or filling associated with the construction of an addition to an existing residential building or the construction of a single-family residential accessory structure on a site less than 2.5 acres if the footprint of either is equal to or less than one thousand (1,000) square feet in area, or
  • Clearing, grading, stripping, excavating, or filling associated with the agricultural practices, including the implementation of conservation practices included in a farm conservation plan approved by the Will/South Cook Soil & Water Conservation District, and including the construction of structures used for agricultural purposes, provided the construction meets the requirements of Section 204, or
  • Clearing, grading, stripping, excavating, or filling associated with the installation, renovation, or replacement of a septic system to serve an existing dwelling or structure, or
  • Excavation, fill, or any combination thereof which is equal to or less than one hundred (100) cubic yards in volume on a site less than two and one-half (2.5) acres in size when structures are not involved and the proposed construction activity is not within twenty (20) feet of a property line, or
  • Excavation, fill, or any combination thereof which is equal to or less than two hundred (200) cubic yards in volume on a site equal to or greater than two and one-half (2.5) acres when structures are not involved and the proposed construction activity is not within twenty (20) feet of a property line, or
  • Removal of plant cover equal to or less than five thousand (5,000) square feet in an area when structures are not involved, or
  • Driveways installed at existing grade on residential property that do not impact existing stormwater drainage systems, or
  • Excavation or removal of vegetation in public utility easements for the purpose of installing or maintaining utilities,or
  • Excavation or removal of vegetation in a right-of-way for the purpose of installing or maintaining utilities, including storm sewers, or
  • Maintenance of an existing stormwater facility, not requiring other state or federal permits or approvals.
  • The development is not located in the regulatory floodplain, requires stormwater detention facilities and/or stormwater management system per Section 200.2, which do not meet the exemptions of Section 200.3 of this Ordinance.
  • The development does not  create a wetland impact within an area defined as Waters of the U.S.; Isolated Waters of Will County; or occurs in buffer areas adjoining Waters of the U.S. or Isolated Waters of Will County.
